Originally constructed in 1935, the front building was thoughtfully remodeled to create a highly desirable ground-floor tenant space on Abbot Kinney Boulevard—one of Southern California’s most iconic retail corridors. Expansive storefront glazing floods the interior with natural light, while two separate entries offer flexibility to accommodate either a single occupant or multiple tenants. The ground-floor façade is clad in vertical wood planks, subtly referencing the materiality and scale of the preserved Craftsman bungalow at the rear. Above, a living green wall envelops the upper floors, offering both visual distinction and a connection to the natural character of Venice.

The project includes the adaptive reuse and expansion of a three-story mixed-use building at the front of the site and a one-story Craftsman bungalow at the rear, originally constructed in 1935 and 1918, respectively. A total of 1,345 square feet of new area was introduced—641 square feet of commercial space and 704 square feet of residential space—bringing the total project area to 5,125 square feet. Five new on-site parking spaces were added where none previously existed, while the residential unit count remains unchanged at five dwelling units. The existing single-family bungalow at the rear was preserved and elevated to accommodate parking below, maintaining its historical integrity. The estimated construction value for the project is $7.8 million.
